If you live in Rowlett, you've noticed the orange cones and construction barrels multiplying. Here's a breakdown of every major project underway or recently completed, organized by area.
Road projects:
- Lakeview Pkwy widening (Dalrock to PGBT) — adding a lane in each direction plus a center turn lane. This stretch has been a bottleneck for years, especially during school pickup at Schrade and Herfurth. Expected completion: late 2026. Funded by 2019 bond program.
- Chiesa Rd improvements (Main St to Lakeview Pkwy) — reconstruction and widening. This road is critical for Sapphire Bay access. Currently torn up and painful to drive. Expected completion: mid-2027.
- Rowlett Rd / Miller Rd intersection — signal improvements and turn lane additions. Funded by TxDOT.
- Liberty Grove Rd resurfacing — complete, lanes reopened.
Commercial development:
- Highway 66 corridor — multiple pad site developments between Dalrock and the eastern city limits. New retail and restaurants. Permits filed for at least two new fast-casual restaurants and a car wash.
- Lakeview Pkwy at Dalrock — continued buildout of the retail center anchored by Kroger. Remaining pads being developed.
- Sapphire Bay — see the dedicated post. Major earthwork visible from PGBT and Bayside Dr.
Residential:
- Several infill subdivisions in north Rowlett near Miller Heights. Mostly single-family detached, 2,000-3,000 sq ft homes in the $400K-$550K range.
- Townhome development on Rowlett Rd south of Main St. 48 units. This is the densest new residential in old Rowlett.
- Apartment complex on 66 near the eastern city limit. 280+ units. Controversial — several residents spoke against it at council.
Parks and public facilities:
- Community Park improvements — new playground equipment, trail resurfacing, updated restrooms. Bond-funded.
- Paddle Point Park upgrades — expanded parking and improved kayak launch. This park is heavily used and parking has been a pain point.
Water and sewer:
- Water main replacement along portions of Main St and Rowlett Rd. Expect intermittent lane closures.
- Lift station upgrades in south Rowlett to support Sapphire Bay and Bayside growth.
