Eating my way through DFW one neighborhood at a time. Oak Cliff roots.
Moved from the GISD side to the RISD side when our oldest started middle school. The difference is noticeable, especially in resources and class sizes at the middle school level. Worth the higher home price for us.
Does anyone know if there's an update on this? Asking for my neighborhood.

The Sapphire is nice but $1,500 for a 1BR in ROWLETT is wild. Three years ago that got you a 2BR anywhere in east DFW. The Sapphire Bay premium is real.

Interesting timing on this. The season is about to change the whole conversation.
I am interested. I work downtown and currently commute from Mesquite. This would cut my commute from 45 minutes driving to 35 minutes on DART with zero traffic stress. DM sent.
H-E-B in Rowlett would be a game changer. We drive to the Frisco location once a month and stock up. If they opened here I'd switch from Kroger permanently.
DART access is the thing that sealed the deal for us. My wife works downtown and the commute is so much better than when we lived in McKinney and sat on 75 for an hour each way.
Paddle Point needs more shade structures. We tried a picnic there in August last year and it was 107 degrees with zero shade near the lake view area. Beautiful park, just brutal without cover.

Herfurth parent here — 3 kids, all went through Herfurth. Wonderful school. Mrs. Patel in 3rd grade is the best teacher any of my kids have ever had. The PTA is active and the principal is responsive. Highly recommend.
Location within Houston changes everything. North vs south is two different markets.
The parking garage is the move. Surface lot is a gridlock mess at 5:30pm when everyone's trying to leave at the same time. Garage has multiple exits.
This applies to my situation. Good to see it discussed.

Lakeview Animal Hospital is great with cats. My cat is a nightmare at the vet and Dr. Rivera somehow handles her without anyone getting scratched. That alone is worth the price.
Location matters so much in Dallas-Fort Worth. North vs south is like two different cities.

Watching DART trains at the station is legitimately my 3-year-old's favorite activity. We bring goldfish crackers and a juice box and sit on the bench. He waves at every train. Best free entertainment in Rowlett for toddlers.
