From Boston. The no income tax thing is real but property taxes eat a lot of it back. Net savings is maybe 2-3%, not the 5% you'd expect.

Trinity Trails in Fort Worth with 70+ miles is the most underrated trail system in Texas. You can run for hours and never repeat a section.

Rockin' the River at Panther Island is uniquely Fort Worth. Float on a tube in the Trinity River while a band plays on a floating stage. Peak Texas summer.

Frisco at 5.1% YOY appreciation is nuts. A $525K house will be $551K next year at that rate. When does it stop?

Selective enforcement is rampant. My neighbor has a boat in the driveway for 3 years — no fine. I park a truck for 2 days — $50 fine. Documented both with dated photos and the appeal was upheld.

Afternoon wind warning is real. I've had kayak outings ruined by 2 PM south wind. Paddle out in the morning when the lake is calm. By afternoon you're fighting whitecaps.

La Banqueta chilaquiles are a religious experience. Oak Cliff has the best Mexican breakfast in DFW and it's not even close.

The jet ski rental at Paddle Point is fun but expensive. $100/hour adds up fast. If you go more than 3-4 times a summer, buying a used jet ski and storing it makes more financial sense.

TCC nursing program is excellent and the ADN-to-BSN pipeline in DFW is strong. Start as an RN at $55K after 2 years of CC tuition.

La Calle Doce is my move now for Mexican food. The Veracruz-style seafood is incredible and it's 30% cheaper than Meso Maya.

Biggest mistake newcomers make: only exploring one area and deciding they've "seen DFW." The metroplex is 100 miles across with totally different vibes. Uptown Dallas is nothing like Fort Worth Stockyards which is nothing like Bishop Arts which is nothing like Denton.

The January 15 Texas priority deadline is critical. My roommate filed in March and got $0 in TEXAS Grant. I filed in December and got $5,000. Same financial situation.
