Property taxes in Texas make this conversation even more complicated.

The geocaching idea is genius. Downloaded the app and took my 8-year-old to Pecan Grove Park. We found 3 caches in an hour and he was SO excited. Free entertainment that gets them outside and off screens.

Location within Austin changes everything. North vs south is two different markets.

Headway is the real answer here. I was spinning my wheels calling offices and getting voicemails. Headway matched me with a therapist in Rockwall who takes my UHC and I had my first session in 8 days.

Mowing lawns. Seriously. Especially in summer when people don't want to be outside. $40-60 per yard, you can do 6-8 in a day. A truck and a mower is all you need.

The Pizza Hut on Dalrock is where I took my kids after their first day of school every year. Nostalgia keeps it on the list even though the food is average at best.

Fully remote jobs are getting more competitive. 500+ applicants for every decent remote posting. Be prepared to apply to 50+ positions. It took me 3 months to find my current role.

Handyman work on TaskRabbit or Thumbtack. Hanging TVs, assembling furniture, minor repairs. If you're actually handy you can charge $50-75/hr and stay booked.

the Sportatorium being demolished was a cultural loss for DFW. that building was where fight culture lived in this city. would love to see a new iconic fight venue built in Dallas or Fort Worth

My commute used to be 1.5 hours round trip. That's 7.5 hours a week, 30 hours a month, sitting in traffic producing nothing. Remote work gave me a whole day back every month.

Zanata patio at sunset with a $6 Aperol spritz — this is the answer. My wife and I do this every other Friday. It costs less than a fast food dinner and feels like a vacation.

Watch for the flood zones along Rowlett Creek through this area. Our neighbors got hit in the 2015 storms. If you're looking at anything near the creek, get the elevation certificate and budget for flood insurance.

Main Street Boxing in Mansfield is the real deal. old school gym with a ring, proper coaching, and students who actually compete. the first time i walked in i knew it was different from the fitness boxing class i had been taking

Left my hybrid job for a fully remote one. Took a small pay cut but the savings on gas, parking, lunch, and wardrobe made it net positive. Zero regrets.

I'm in one of those ETJ pockets east of Dalrock. We have county services but not city. Honestly, the lower taxes are nice but I wish we had Rowlett PD instead of relying on the county sheriff.

Shared this with my neighborhood group chat. People need to know.

Ceiling fans in every room. They don't cool the room but they cool YOU and let you bump the thermostat up 3-4 degrees without noticing.

Compared to where I moved from in the northeast, this is still a bargain. But yeah the trajectory is not great.

I genuinely think some of these projects are designed to never finish so the contracts keep paying out. Call me cynical but 3 years for a highway widening is insane.

Check your insulation. Seriously. Had an energy audit done and found out my attic insulation was garbage. Got it blown in for $1,200 and my summer bills dropped about $80/month.

This is exactly why I love this platform. Real DFW conversations.

Rockwall-Heath is the elephant in the room. If we could've afforded RISD zoning, we would've gone that route. But Rowlett HS has been good for our kids. The AP teachers in particular are strong.

my grandfather boxed in Dallas in the 1970s. he talks about the Sportatorium like it was sacred ground. said the energy at those fight nights was unlike anything in modern sports. packed house, cigar smoke, and genuine excitement

$387 for 1600 sqft sounds high even for summer. What rate are you paying per kWh? Anything over 14 cents and you need to shop around when your contract is up.
