Following this thread. Want to hear more takes.
went to an LFA show at the Bomb Factory (now the Factory in Deep Ellum) last year and it was one of the best live sporting events ive ever been to. cageside seats for $60. the energy was insane
The sourdough from Aunt Betty's is the best bread I've ever eaten and I'm not exaggerating. But you MUST be there by 8:15 or it's gone. I've missed it more times than I've gotten it.
Left teaching last year for corporate training. Same skills, double the salary, and I don't cry in my car anymore. I miss the kids but I don't miss the system.
Safety is everyone's concern. Good to have this discussion.
My wife is a teacher and her take-home after insurance, retirement, and union dues is about $3,200/month. Our mortgage alone is $2,100. Do the math.
My daughter is in the IB programme at Rowlett High and it has been transformative. The rigor is real and the college counseling through IB is significantly better than the standard track. It is the reason we moved from Garland to Rowlett.
Volunteering. Pick something you care about, show up regularly, and you'll meet good people. Food banks, habitat builds, trail cleanups. Shared purpose builds bonds faster than shared drinks.
I work in commercial real estate and I can tell you the 66 corridor still has significant undeveloped pad sites. Expect more retail and restaurant announcements through 2026 and 2027. The traffic counts support it.
The real cost is what Texas is losing. Good teachers leave for other careers or other states. What's left is a teacher shortage that keeps getting worse. My kid's school has had 3 substitute teachers this year because they can't fill positions.
This will impact property taxes and city services. Follow closely.
Does anyone know if there's an update on this? Asking for my neighborhood.
your P4P list is solid but Topuria at 3 is too high. he needs at least one more dominant win before jumping guys who have defended multiple times. recency bias is real
$200/month HOA and they can't even maintain the common areas? Request a financial audit. You're entitled to see where that money goes.
I was there. Our house on Lakebreeze Dr took a direct hit. We were in the closet under the stairs with our two kids. The noise lasted maybe 45 seconds but it felt like an hour. When we came out, the back half of the house was gone. My daughter's bedroom — just gone. We all walked away without a scratch. I still can't explain it.
Made the switch 6 months ago. Home charging overnight is a game changer. I wake up to a full "tank" every morning. Never going to a gas station again.
The PGBT to 75 route is my daily driver. Yeah the tolls hurt but I get to work at a predictable time every single day. I-30 is a coin flip between 40 minutes and 90 minutes.
Lived at The Mansions for a year. The apartment itself was great — nice finishes, good floor plan, the pool was beautiful. But the management turnover was frustrating. We had 3 different property managers in 12 months. Maintenance requests sometimes took weeks.
The $300/month savings is real. My coworker and I compared over 6 months. Her EV costs about $60/month in electricity vs my $340 in gas for similar driving.
The Grind is my go-to. I get there at 7 AM, grab the corner table by the outlet, and camp until noon. The latte is solid and the staff does not passive-aggressively stare at you for staying too long.
ONE Championship has the right system and the UFC needs to adopt it. hydration testing eliminates extreme cuts. fighters compete closer to their natural weight and the fights are safer AND better because athletes perform better when properly hydrated

I've swum in Lake Ray Hubbard near Paddle Point dozens of times over the years. Never had any health issues. That said, I avoid it in August when the algae blooms happen. Green water = stay out.
The "but you get summers off" crowd has clearly never met a teacher. My wife spends summer doing curriculum planning, professional development, and setting up her classroom. It's unpaid work.
Raising Cane's sweet tea doesn't get enough credit. It's dangerously good.
