My commute used to be 1.5 hours round trip. That's 7.5 hours a week, 30 hours a month, sitting in traffic producing nothing. Remote work gave me a whole day back every month.
Bought a home warranty for $600/year. Covered the AC repair and a plumbing issue in the first 6 months. Paid for itself twice over. Get one for the first year at least.
Pressure washing. You can get a decent setup for $400. Driveways, fences, patios. Post on Nextdoor and you'll be booked within a week. $100-200 per driveway.
The freedom is worth every extra dollar though. I can paint walls, have a dog, play music at midnight. After 6 years of apartment living the privacy alone is priceless.
Year 8 teacher here. I love teaching. I cannot afford teaching. I tutor, do test prep on weekends, and drive for a rideshare in the summer. It shouldn't be like this.
Birria tacos here have gotten so much better in the last few years. The trend actually brought legit birria spots out of hiding.
Trades. HVAC, plumbing, electrical. Most will hire you with zero experience and train you. Starting pay is $18-22/hr but within 2-3 years you're at $30+. Texas needs tradespeople badly.
Dashcam with parking mode. It records when it detects motion near the car. Won't stop the theft but gives you evidence and sometimes a clear face.
The companies forcing return-to-office are just trying to justify their lease costs. It's not about productivity and everyone knows it.
The hard truth is that unless someone is caught in the act, police don't have the resources to investigate car break-ins. Prevention is all you've got.
I'm remote and I love it but I'll be honest — the isolation is real. I go days without talking to another adult in person. Make sure you have a plan for that.
My Mexican friends refuse to eat at most Tex-Mex places. But they also admit that queso (which doesn't exist in Mexico) is addictive. Cultural exchange works both ways.

UPS warehouse and driving positions. Warehouse starts around $21/hr, drivers make $35+/hr after training. Union benefits. It's physical work but it's legit.
Left my hybrid job for a fully remote one. Took a small pay cut but the savings on gas, parking, lunch, and wardrobe made it net positive. Zero regrets.
For COBRA — check healthcare.gov first. Losing your job qualifies you for a Special Enrollment Period. ACA plans might be significantly cheaper than COBRA depending on your income.
The real authentic spots are usually in strip malls with no English on the menu. If abuela is in the kitchen you're in the right place.
Emergency fund before you buy. At least $10K set aside for repairs. The AC, water heater, or roof WILL need attention in the first 2 years. Guaranteed.
Any medical facility. Not as a doctor — as everything else. Phlebotomy cert takes 4 months and pays $18-22/hr. Medical billing is similar. Hospitals are desperate for support staff.
The lawn thing is SO real. My water bill in August was $180. For GRASS. I'm seriously considering xeriscaping the whole front yard.
Nobody ever includes property tax and insurance when they compare mortgage to rent. With those factored in, my "cheaper than rent" mortgage is actually $500 more than my old apartment.
Tex-Mex is not Mexican food and nobody who grew up eating both would confuse them. Both are good. They're just different cuisines at this point.
Our neighborhood pooled money for extra private security patrol one night a week. Break-ins dropped significantly. It's not cheap but it works.
You can do both. Get your trade license AND take classes part-time. My buddy is a licensed plumber making $75K while finishing his business degree at night. He wants to run his own shop.
