Still waiting for prices to come down. Used EVs are getting more affordable though. Seen used Tesla Model 3s under $25K. Might be the move.

Look for areas near good school districts. Even if you don't have kids, school district quality correlates with neighborhood safety and maintenance. It's a useful proxy.

My concern is long road trips. I drive to other parts of the state regularly and charging adds 30-45 minutes to the trip. Not a dealbreaker but it's not nothing.

Furniture flipping. Grab free stuff off Facebook Marketplace, clean it up or do minor repairs, resell. A truck is your biggest advantage. I clear $500-800/month doing this on weekends.

Texas is at-will employment. They can fire you for almost any reason at any time. So when they say "job security," ask about actual turnover rates. That's the real answer.

Apartment dwellers are still screwed though. No home charging means relying on public chargers which are slower, more expensive, and sometimes broken. Until apartments have chargers, EVs are a homeowner thing.

Ring Alarm Pro with the cameras. If you're already in the Ring ecosystem it just works. $20/month for monitoring and cloud storage for all cameras. The integration is the selling point.

Skip ADT. The equipment is overpriced, the contracts are 3 years, and the cancellation process is a nightmare. There's a reason they need door-to-door salespeople.

SimpliSafe. No contract, $17/month monitoring, easy DIY install. Had it 3 years and it's triggered twice from actual incidents — both times the monitoring center called within 30 seconds. Would buy again.

Share that footage on your neighborhood social media. Nextdoor, Facebook group, whatever. Other people's cameras might have caught him arriving or leaving in a car. Plate numbers are what police need.

Drive through the area at night before you sign anything. If you feel uneasy at 10pm on a Tuesday, trust that instinct.

Facebook marketplace for house rentals. A lot of smaller landlords don't list on Zillow or Apartments.com. Some of the best deals are private listings from owners.
