My church potluck sweet tea made in a 5 gallon cooler with approximately 4 pounds of sugar. Nothing in a restaurant comes close.
Local independent gyms are where it's at. Not the chain ones. Find the gym owned by one person that's been open 15 years with equipment that's older than you. Those gyms have the best equipment and the best culture.
Invest in a good insulated water bottle. A Yeti or Stanley with ice stays cold for 8+ hours in your car. Warm water in the Texas heat is torture.
Crunch Fitness is a solid middle ground. More equipment than PF, actual free weight area, $25-30/month at most locations.
Costco for bulk items, HEB for weekly stuff, and I still end up at Walmart at 10pm because I forgot something. Every single week.
Hill Country in the spring is unbeatable. Fredericksburg for wineries, Enchanted Rock for hiking, and the wildflowers on the roadside are insane in April.
Skip the places with "Mexican Grill" in the name. Find the places with handwritten specials on the whiteboard. That's where the real food is.
Texas has basically zero rent control and no statewide cap on increases. Your only leverage is threatening to leave. And honestly? Sometimes you have to follow through.
Big Bend is 100% worth it but you need at least 3-4 days. The drive is brutal but once you're there it feels like another planet. Camp at the Chisos Basin if you can get a spot.

The unequal appraisal argument is your best weapon. If your neighbor's identical house is appraised at $50K less than yours, that's hard for them to justify. Use their own data against them.
The brisket sandwich is legitimately good for what it is. Is it better than a dedicated BBQ joint? No. Is it the best food you can get without leaving a gas station parking lot? Absolutely.
Protested 5 years in a row. Won every time. Average reduction of about $20K in appraised value. The informal hearing is where it happens — bring your comps printed out and be polite.
Moved to a different complex and saved $200/month even after moving costs. Sometimes leaving is cheaper long term. Do the math on 12 months not just the moving cost.
I just accept that summer electric bills are $300+ and budget accordingly. It's the Texas tax nobody mentions.

My Mexican friends refuse to eat at most Tex-Mex places. But they also admit that queso (which doesn't exist in Mexico) is addictive. Cultural exchange works both ways.
The "no income tax" thing is a trap. They get you with property tax, sales tax, and toll roads. You end up paying the same or more than a lot of income tax states.
I negotiated mine down $150 by showing them comparable units on Zillow that were cheaper. They'd rather keep a paying tenant than turn the unit. It's worth trying.
I used one of those companies that does it for you — they take 25-30% of savings. Got my value knocked down $40K. Worth it because I hate doing paperwork.
