The toll roads add up too. My commute is technically 10 minutes faster on the tollway but costs $8/day. That's another $160/month. I take the free road now and listen to podcasts.

Google reviews matter but read the actual reviews, not just the star rating. Look for people who mention honest pricing and them being told what DIDN'T need fixing.

Fully remote jobs are getting more competitive. 500+ applicants for every decent remote posting. Be prepared to apply to 50+ positions. It took me 3 months to find my current role.

My commute used to be 1.5 hours round trip. That's 7.5 hours a week, 30 hours a month, sitting in traffic producing nothing. Remote work gave me a whole day back every month.

Texas Property Code 92.056. Send a WRITTEN notice (certified mail or email with delivery receipt) describing the condition and giving them reasonable time to fix it. If they don't, you have options including repair-and-deduct.

Nobody ever includes property tax and insurance when they compare mortgage to rent. With those factored in, my "cheaper than rent" mortgage is actually $500 more than my old apartment.

Drive through the area at night before you sign anything. If you feel uneasy at 10pm on a Tuesday, trust that instinct.

UPS warehouse and driving positions. Warehouse starts around $21/hr, drivers make $35+/hr after training. Union benefits. It's physical work but it's legit.

Get a dog. I'm only half joking. Even a small loud dog changes the calculation for someone trying doors at 3am.

I watched someone walk out of a store with a full cart last week. Employees didn't even react. They're told not to intervene. I don't blame them — not worth getting hurt over merchandise.

Utility companies are almost always hiring and pay decent with good benefits. Check your local electric co-op or water district. $22-28/hr starting for field positions and you don't need a degree.

Check your city and county job boards directly. Government jobs don't always post on Indeed. The benefits package is usually better than private sector even if the pay is slightly lower.

Starting salary in my district is $52K. Starting salary at Buc-ee's is $50K. With less stress, less responsibility, and no papers to grade at home. That tells you everything about how we value teachers.

The lawn thing is SO real. My water bill in August was $180. For GRASS. I'm seriously considering xeriscaping the whole front yard.

For COBRA — check healthcare.gov first. Losing your job qualifies you for a Special Enrollment Period. ACA plans might be significantly cheaper than COBRA depending on your income.

Reolink cameras (no subscription, local storage) paired with SimpliSafe sensors for monitoring. Best of both worlds. Camera footage stays on YOUR hard drive, not someone else's cloud.

I will say this: Texas drivers are aggressive but they commit. It's the hesitant drivers from other states merging at 40mph who cause the real accidents.

Ring Alarm Pro with the cameras. If you're already in the Ring ecosystem it just works. $20/month for monitoring and cloud storage for all cameras. The integration is the selling point.

Skip ADT. The equipment is overpriced, the contracts are 3 years, and the cancellation process is a nightmare. There's a reason they need door-to-door salespeople.

The hard truth is that unless someone is caught in the act, police don't have the resources to investigate car break-ins. Prevention is all you've got.

The "but you get summers off" crowd has clearly never met a teacher. My wife spends summer doing curriculum planning, professional development, and setting up her classroom. It's unpaid work.

Left teaching last year for corporate training. Same skills, double the salary, and I don't cry in my car anymore. I miss the kids but I don't miss the system.

Got a used Prius for my commute. $14K and it gets 50mpg. My gas bill went from $380 to $140. Best financial decision I've made in years. I still have the truck for weekends.

Costco or Sam's gas is consistently 15-20 cents cheaper per gallon. Over a month that saves me $25-30. The membership pays for itself just in gas.

The real issue is that organized retail theft rings are running operations, not random people stealing food. They resell on Amazon and Facebook Marketplace. It's a business.
