Bought a home warranty for $600/year. Covered the AC repair and a plumbing issue in the first 6 months. Paid for itself twice over. Get one for the first year at least.
Trades. HVAC, plumbing, electrical. Most will hire you with zero experience and train you. Starting pay is $18-22/hr but within 2-3 years you're at $30+. Texas needs tradespeople badly.
Look for areas near good school districts. Even if you don't have kids, school district quality correlates with neighborhood safety and maintenance. It's a useful proxy.
Package lockbox on the porch. $80 on Amazon. You put a sign on it that says "delivery drivers: please place packages inside." Works 95% of the time. Haven't had a theft since.
Handyman work on TaskRabbit or Thumbtack. Hanging TVs, assembling furniture, minor repairs. If you're actually handy you can charge $50-75/hr and stay booked.
Call your city's code compliance. An apartment without AC in July may violate habitability codes. The city inspector showing up lights a fire under landlords real fast.
Document everything in writing. Every call, every text, every email. Take photos of the thermostat showing the indoor temp. This is your evidence if it goes to court.
Furniture flipping. Grab free stuff off Facebook Marketplace, clean it up or do minor repairs, resell. A truck is your biggest advantage. I clear $500-800/month doing this on weekends.
Pressure washing. You can get a decent setup for $400. Driveways, fences, patios. Post on Nextdoor and you'll be booked within a week. $100-200 per driveway.
The freedom is worth every extra dollar though. I can paint walls, have a dog, play music at midnight. After 6 years of apartment living the privacy alone is priceless.
Thursday is the move. Less crowded than Fri/Sat and the meat is just as good. I've never had them sell out on a Thursday before noon.
Older suburbs that haven't been "discovered" yet by flippers. The apartment complexes built in the 90s-2000s that are well-maintained but not trendy. Those are the sweet spot.
Cattleack ribs are life-changing. But you HAVE to get there early. I showed up at 11:30 on a Saturday and they were sold out of ribs.
Do NOT withhold rent without following the proper legal steps. Texas is very landlord-friendly and they can evict you fast if you just stop paying without going through the process.
Emergency fund before you buy. At least $10K set aside for repairs. The AC, water heater, or roof WILL need attention in the first 2 years. Guaranteed.
Whatever you pick, the yard sign and window stickers matter almost as much as the actual system. Most burglars are opportunistic and will skip a house with visible security signs.
