It's not theater. Something like 60-70% of people who protest get a reduction. The appraisal district overshoots on purpose because they know most people won't protest. Don't be most people.

"Competitive benefits" with no specifics = bad benefits. Real companies list their benefits because they're proud of them. Vague ones are hiding something.
The biggest red flag: when they rush you to accept without giving you time to think. "We need an answer by tomorrow" is pressure, not urgency. Good opportunities can wait 48 hours.
Look at healthcare and government tech roles. They're not as flashy but they're still hiring and they don't lay off every 6 months. Stability matters when you've been burned.
Comparing EaDo to the Heights 15 years ago is optimistic but not wrong. The trajectory is similar. Whether it gets there depends on whether they build the infrastructure or just the apartments.
Comprehensive insurance covers it but file the claim and your rates go up. My deductible is $500 and the replacement was $2,200. Insurance covered it but my premium went up $30/month. So I'll pay it back in 5 years. Cool.

Check the TxDOT project tracker website. You can see the actual contract, budget, and timeline. It won't make you feel better but at least you'll know when to expect relief.
Document everything in writing. Every call, every text, every email. Take photos of the thermostat showing the indoor temp. This is your evidence if it goes to court.
Same thing happened to me in January. 3 years, great reviews, gone in a 10 minute call. The market is rough but not dead. Took me 11 weeks to find something. Apply everywhere, even stuff you think you're overqualified for.

Developers are destroying the Heights. Every bungalow that gets torn down takes a piece of the neighborhood's soul with it.
The recyclers buying these no-questions-asked are the real problem. A stolen cat sells for $100-500 in scrap. Until that's regulated this won't stop.
If they won't let you talk to anyone who actually does the job, run. I always ask to speak with a current team member. If they hesitate, there's a reason.
The lawn thing is SO real. My water bill in August was $180. For GRASS. I'm seriously considering xeriscaping the whole front yard.
The unequal appraisal argument is your best weapon. If your neighbor's identical house is appraised at $50K less than yours, that's hard for them to justify. Use their own data against them.
The 2015 flood was no joke. Lake Ray Hubbard rose significantly and homes that were "safe" from flooding got water. If you're buying near the lake, talk to the neighbors. They'll tell you the truth about water levels.
The best part is when they finish one section and it's beautiful for about 6 months before the potholes come back because they used the cheapest materials possible.
The "sterile" criticism is fair. It lacks the grit and character of East Austin or South Congress. But when you have a 3-year-old, grit is less important than sidewalks.
Same thing happened to us last month. We added window sensors and a door bar on the sliding glass door. Total cost: $80. Sleep much better now.
HEB Mueller is the nicest grocery store in Austin and I will not accept slander. The sushi bar alone is worth the trip.

The MKT bike trail is genuinely one of the best things about living in the Heights. I bike to work downtown in 20 minutes. No traffic, no parking, no gas.
