Park in the garage if you have one. If you don't, park in the most well-lit area possible. Motion sensor light aimed at where you park helps too.
Brisket gatekeepers are the worst. My dad has been smoking brisket for 30 years and some guy who watched one YouTube video tried to tell him he's doing it wrong.
The smoke ring discourse is out of control. It doesn't even affect flavor. It's just a visual marker. Relax.
Skip the job boards for the first week. Reach out directly to everyone you know. LinkedIn connections, former coworkers, friends of friends. 70% of jobs are filled through networking and that's not a cliché.
DART is getting better quietly. The Silver Line (coming soon) will connect Plano to DFW Airport. That's a game changer.
The real cost is what Texas is losing. Good teachers leave for other careers or other states. What's left is a teacher shortage that keeps getting worse. My kid's school has had 3 substitute teachers this year because they can't fill positions.
I love the "that's not a weakness, it's a feature" take. Rowlett doesn't need to produce celebrities to be a great city. The people who coach little league, run the PTA, organize neighborhood block parties — those are the people who make Rowlett what it is.
White Oak Bayou flooding is real. My street was underwater twice last year during heavy rain events. If you're buying in the Heights, check the flood maps BEFORE you make an offer.
Get a dog. I'm only half joking. Even a small loud dog changes the calculation for someone trying doors at 3am.
Pro tip: photograph every flaw in your house. Cracked foundation, old roof, stained carpet, outdated kitchen. Bring photos to the hearing. Condition matters.
You can do both. Get your trade license AND take classes part-time. My buddy is a licensed plumber making $75K while finishing his business degree at night. He wants to run his own shop.
First time I protested I was nervous. The informal hearing took 12 minutes. The guy looked at my comps, agreed I had a point, and dropped it $25K. Easiest money I ever saved.
The real answer is that it depends on what trade and what degree. A CS degree from a good school pays more than plumbing. But a plumbing license pays more than a generic business degree with $40K in loans.
METRO rail to EaDo from downtown is 5 minutes. That's the real selling point. Live in EaDo, train to work downtown, walk to Dynamo games.
File for unemployment the same day. Texas unemployment isn't much ($563/week max) but it buys time. Don't wait. The processing takes 2-3 weeks.
Bought a home warranty for $600/year. Covered the AC repair and a plumbing issue in the first 6 months. Paid for itself twice over. Get one for the first year at least.
Nobody ever includes property tax and insurance when they compare mortgage to rent. With those factored in, my "cheaper than rent" mortgage is actually $500 more than my old apartment.
Wait until someone waves you through a 4-way stop when they got there first. Texas politeness actually slows down traffic lol
The driving thing never stops being true. I live half a mile from a CVS and still drive there. It's 105 outside man I'm not walking.
Call your city's code compliance. An apartment without AC in July may violate habitability codes. The city inspector showing up lights a fire under landlords real fast.
Brace for the first time someone invites you to a backyard BBQ and it turns into a 7 hour event with 40 people you've never met.
The caveat is that trades destroy your body. I'm 38 and my knees and back are shot. The money is real but so is the physical toll. Have a plan for what you do at 50.
Emergency fund before you buy. At least $10K set aside for repairs. The AC, water heater, or roof WILL need attention in the first 2 years. Guaranteed.
Electrician for 12 years. Made $95K last year. Zero student debt. Bought a house at 24. I work hard but I'm not broke. Most of my college friends can't say both of those things.
UH expansion isn't inherently bad but the university needs to partner with the community, not steamroll it. Student housing doesn't have to mean displacement.
