Sugar Land food scene is so underrated. The Indo-Pak restaurants along Highway 6 are some of the best in the Houston metro. Katy has nothing comparable.
Katy ISD is the answer if you have school-age kids. Everything else is secondary. The schools drive property values and property values drive everything.
HVAC is the play in Texas specifically. It's 100+ degrees for 3 months a year. Every AC unit in the state needs regular maintenance. The demand is endless.
