What's a local restaurant that's been around forever and still slaps?

Every city has those spots that have been open for 20-30+ years. No rebranding, no Instagram presence, same menu since the Reagan administration. And somehow they're still packed every weekend.

Property tax protest -- did anyone actually get theirs lowered?

First time protesting my property tax appraisal this year. The county raised my value by $35K which makes zero sense because nothing about my house or neighborhood has changed.

HOA sent me a violation for my trash can being visible. I'm done.

Got a letter from my HOA. Violation: "trash receptacle visible from the street." My trash can was next to my garage. Not in the yard. Not on the sidewalk. NEXT TO MY GARAGE on the side of my house.

Just got back from a week in Mexico City. The food was unbelievable. Came home and went to my usual Tex-Mex spot and it hit different. Not bad, just... different.

Spent 6 years in apartments. Just bought a house. Here's what nobody warned me about.

• Lawn care in Texas heat is a part-time job. Mowing every week in summer. Watering constantly. The grass will die if you look at it wrong in August.
• Property tax hits different when you write the check yourself. In an apartment it's hidden in rent. Now I see the $8K bill annually.
• Everything that breaks is YOUR problem. AC went out the second month. $400 repair. In an apartment I would've called maintenance.

I've been job hunting for a few months and the number of sketchy interviews I've had is wild. Compiling a list so others know what to watch for.

• "We're like a family here" = you will have no boundaries and be guilt tripped for using PTO
• Won't give a salary range = it's low and they know it
• "We work hard and play hard" = 60 hour weeks and a pizza party once a quarter

Trade jobs vs college degree: Texas edition

I'm 19. Everyone in my family says college. But I've been looking at the numbers and I'm not sure it makes sense anymore.

My commute is 35 miles each way. That's 70 miles a day, 350 miles a week. My truck gets 20 mpg on a good day. Gas is hovering around $3.20.

I need a trustworthy mechanic. Not a dealership — they quoted me $900 for brake pads and rotors on a midsize sedan. I can buy the parts for $200.

Is Texas getting too expensive or are we just not keeping up?

Groceries are up. Rent is up. Insurance is up. Gas somehow went down and then right back up.

Best gym that isn't Planet Fitness?

Planet Fitness is fine for what it is but I've outgrown it. No squat racks, no deadlift platforms, the lunk alarm is embarrassing, and the gym is packed from 5-8pm every weekday.
