Factor in ALL costs not just mortgage. Property tax, insurance, HOA, maintenance, and the stuff that breaks. My first year I spent $8K on things the inspection missed.
DFW MMA gyms should be teaching more wrestling across all three styles. most MMA wrestling classes are just basic doubles and singles. a dedicated folkstyle/freestyle curriculum would level up local fighters significantly

It takes like a year. I know that's not what you want to hear but real friendships take time. Keep showing up to the same places consistently. The people who keep showing up too become your people.
Check on your elderly neighbors during heat waves. Seriously. Heat stroke can kill and not everyone has working AC or the ability to get to a cooling center.
Skip ADT. The equipment is overpriced, the contracts are 3 years, and the cancellation process is a nightmare. There's a reason they need door-to-door salespeople.
Local independent gyms are where it's at. Not the chain ones. Find the gym owned by one person that's been open 15 years with equipment that's older than you. Those gyms have the best equipment and the best culture.
Comprehensive insurance covers it but file the claim and your rates go up. My deductible is $500 and the replacement was $2,200. Insurance covered it but my premium went up $30/month. So I'll pay it back in 5 years. Cool.
Check Facebook Marketplace and Craigslist for home gym equipment. I built my garage gym for $800 total — rack, barbell, 300lbs of plates, and a bench. Pays for itself in 14 months vs a gym membership.
Be the one who initiates. "We should hang out sometime" means nothing. "Want to grab tacos Saturday at 1pm?" is a plan. Most people want friends but nobody wants to be the one to plan things.
YMCA is slept on. Some of them have surprisingly good weight rooms, plus pool, basketball courts, and sauna. $45/month for an adult membership at most locations.

We live two blocks off Main Street and walk to the library every Saturday with the kids. It's the closest thing to a Hallmark small town you'll find in DFW. I know it's not for everyone but for us it's perfect.

"Competitive benefits" with no specifics = bad benefits. Real companies list their benefits because they're proud of them. Vague ones are hiding something.
This genuinely makes me sad. My daughter's softball team went to Sammy's after every game for three years. The owner would set up the back room for us without even being asked. You do not get that at Pizza Hut.
