I walked out of an interview where the manager bragged about never taking vacation. That's not dedication, that's a warning about what they'll expect from you.
This hits home for a lot of us. Literally.
Utility companies are almost always hiring and pay decent with good benefits. Check your local electric co-op or water district. $22-28/hr starting for field positions and you don't need a degree.
The property tax angle alone makes this worth following.
Emergency fund before you buy. At least $10K set aside for repairs. The AC, water heater, or roof WILL need attention in the first 2 years. Guaranteed.
Factor in ALL costs not just mortgage. Property tax, insurance, HOA, maintenance, and the stuff that breaks. My first year I spent $8K on things the inspection missed.
The fact that he tried the handle and moved on when it was locked tells you everything. Most of these people are looking for easy targets. Make your house not the easy one.
Furniture flipping. Grab free stuff off Facebook Marketplace, clean it up or do minor repairs, resell. A truck is your biggest advantage. I clear $500-800/month doing this on weekends.
pro tip: ask the instructor if they have ever been to thailand or fought professionally. if the answer to both is no, theyre probably teaching a watered down version. that might be fine for fitness but not if you want to fight

Fully remote jobs are getting more competitive. 500+ applicants for every decent remote posting. Be prepared to apply to 50+ positions. It took me 3 months to find my current role.
Handyman work on TaskRabbit or Thumbtack. Hanging TVs, assembling furniture, minor repairs. If you're actually handy you can charge $50-75/hr and stay booked.
Walmart grocery pickup changed my life. I don't go inside anymore. Order on the app, pull up, they load it. Under 5 minutes.

We desperately need sushi in Rowlett. The closest decent option is in Rockwall or the one on Firewheel in Garland. Sapphire Bay better deliver on this.
The real cost is what Texas is losing. Good teachers leave for other careers or other states. What's left is a teacher shortage that keeps getting worse. My kid's school has had 3 substitute teachers this year because they can't fill positions.
Whatever you pick, the yard sign and window stickers matter almost as much as the actual system. Most burglars are opportunistic and will skip a house with visible security signs.

Bought a home warranty for $600/year. Covered the AC repair and a plumbing issue in the first 6 months. Paid for itself twice over. Get one for the first year at least.
Call your city's code compliance. An apartment without AC in July may violate habitability codes. The city inspector showing up lights a fire under landlords real fast.
The real answer is that it depends on what trade and what degree. A CS degree from a good school pays more than plumbing. But a plumbing license pays more than a generic business degree with $40K in loans.
