Never, ever leave a gun in your car overnight. I know Texas loves truck guns but an unsecured firearm in an unlocked vehicle is just a free gun for criminals.

Followed their Instagram. The food photos look legit. Not overly styled, just real plates. Opening day is going to be packed.

Document every maintenance request in writing (email, not just the portal). If they haven't fixed stuff you reported, that's leverage for negotiation or for your city's tenant complaint process.

Dashcam with parking mode. It records when it detects motion near the car. Won't stop the theft but gives you evidence and sometimes a clear face.

Please do not blow up the Lakeshore Dr cove. That is my quiet kayak launch. Joking. Kind of.

Bought a home warranty for $600/year. Covered the AC repair and a plumbing issue in the first 6 months. Paid for itself twice over. Get one for the first year at least.

If you have a kid and the indoor temp is dangerous, call 311 and explain the situation. Some cities have emergency housing resources or can expedite code enforcement.

cost-wise wrestling is one of the cheapest sports to get into. shoes ($50-80), headgear ($30), singlet ($40), and club dues. compare that to travel baseball or football equipment costs

Left teaching last year for corporate training. Same skills, double the salary, and I don't cry in my car anymore. I miss the kids but I don't miss the system.

Trades. HVAC, plumbing, electrical. Most will hire you with zero experience and train you. Starting pay is $18-22/hr but within 2-3 years you're at $30+. Texas needs tradespeople badly.

went to a seminar at a DFW gym last month and it was the best $75 ive ever spent on jiu jitsu. the instructor broke down a guard passing system in a way that completely changed how i approach the position. the key is to actually drill the material afterwards

One thing nobody mentions about Rowlett — the tornado in 2015 destroyed a huge section and the rebuild brought in newer construction. A lot of the homes in the affected areas are essentially brand new.

i switched gyms in DFW last year and my old coach literally stopped talking to me. i trained under him for 3 years and he acted like i betrayed him. meanwhile i switched because his 7pm class was the only evening option and my work schedule changed. zero hard feelings on my end but he took it personal

The freedom is worth every extra dollar though. I can paint walls, have a dog, play music at midnight. After 6 years of apartment living the privacy alone is priceless.

Don't let perfect be the enemy of good. I waited 2 years for prices to drop and they went up $40K instead. Timing the market is a myth. Buy when you can afford to.

Handyman work on TaskRabbit or Thumbtack. Hanging TVs, assembling furniture, minor repairs. If you're actually handy you can charge $50-75/hr and stay booked.

Nobody ever includes property tax and insurance when they compare mortgage to rent. With those factored in, my "cheaper than rent" mortgage is actually $500 more than my old apartment.

The fishing pier behind Springfield Park is my go-to. I take my son there Saturday mornings and we always pull catfish. The trick is using chicken liver bait and getting there before 7 AM.

Whatever you pick, the yard sign and window stickers matter almost as much as the actual system. Most burglars are opportunistic and will skip a house with visible security signs.

Raising Cane's sweet tea doesn't get enough credit. It's dangerously good.

Sharing this with my neighbors. They need to see this.

Costco for bulk items, HEB for weekly stuff, and I still end up at Walmart at 10pm because I forgot something. Every single week.

I walked out of an interview where the manager bragged about never taking vacation. That's not dedication, that's a warning about what they'll expect from you.
