How genuinely friendly people are. I was suspicious at first. Turns out people just wave and hold doors open here. It's not weird, it's normal.

I've been on a half-acre lot off Miller Rd since 2001. I can barely hear traffic from my backyard. My dogs run free, I have a full vegetable garden, and my property taxes are lower than people in Waterview pay. I'm not moving.
I've lived in Waterview for 8 years and it's been the best neighborhood experience of my life. The marina is why we moved here. We keep our boat docked and can be on the lake in 5 minutes. The community events are genuine — not forced. People actually show up.

Hill Country in the spring is unbeatable. Fredericksburg for wineries, Enchanted Rock for hiking, and the wildflowers on the roadside are insane in April.

Rowlett HS class of 2014. The Eagle Players drama program was the highlight of my high school experience. We went to state UIL twice during my time there. Mrs. Langley was incredible.
The fire station improvements are important. Station 2 on Lakeview is getting up there in age and the equipment bays need expansion for modern apparatus sizes.
my son wrestles at a DFW high school and the program has tripled in size in 3 years. they went from sharing a room with the cheerleading team to having their own wrestling room with new mats. the investment is finally happening

Check your insulation. Seriously. Had an energy audit done and found out my attic insulation was garbage. Got it blown in for $1,200 and my summer bills dropped about $80/month.

$387 for 1600 sqft sounds high even for summer. What rate are you paying per kWh? Anything over 14 cents and you need to shop around when your contract is up.
Palo Duro Canyon in the panhandle is basically a mini Grand Canyon and nobody talks about it. The drive up there is flat and boring but the canyon itself is stunning.
It depends where you came from. My friends in California still pay double what I pay for everything. Texas is expensive compared to 2019 Texas, but cheap compared to a lot of other places.
I have protested every year since buying in Rowlett in 2019. I have won a reduction every single year. The appraisal district always starts high and expects you to protest. If you do not protest, you are volunteering to overpay.
Port Aransas for a cheap beach trip. Not the prettiest beach in the world but the vibe is chill, the fishing is good, and hotels are way cheaper than Galveston.

"Competitive benefits" with no specifics = bad benefits. Real companies list their benefits because they're proud of them. Vague ones are hiding something.
Texas is at-will employment. They can fire you for almost any reason at any time. So when they say "job security," ask about actual turnover rates. That's the real answer.
Marfa is one of the weirdest towns in America in the best way. Art installations in the middle of nowhere, the Marfa lights, Prada Marfa. Combine it with Big Bend for a full trip.
