First time I protested I was nervous. The informal hearing took 12 minutes. The guy looked at my comps, agreed I had a point, and dropped it $25K. Easiest money I ever saved.
The Houston market is wild right now. Good topic.
Smart thermostat was a game changer for me. Bumps up to 80 when nobody is home, drops back to 76 an hour before we get back. Saved about $40/month in summer.
I take the DART every morning from Rowlett to Akard. 37 minutes door to platform. I read, I don't deal with I-30 traffic, and I save $300/month on gas and parking downtown. Best decision I ever made.

I deliver for Amazon Flex on weekends. $25/hr base plus tips. Use your own vehicle. 4-5 hour blocks. It's not exciting but it's reliable money with a flexible schedule.
Dr. Layton at Rowlett Vet Clinic is a legend. He's been taking care of my family's dogs since 2008. When our 14-year-old lab was at the end, he came in on his day off for us. That's the kind of vet he is.
Skip the places with "Mexican Grill" in the name. Find the places with handwritten specials on the whiteboard. That's where the real food is.
Pro tip: photograph every flaw in your house. Cracked foundation, old roof, stained carpet, outdated kitchen. Bring photos to the hearing. Condition matters.
Pool membership was the best $200 I ever spent. June through September I'm there 4 days a week after work.
Rowlett PD was at the lot yesterday morning when I parked. Good to see increased presence. Hopefully they catch whoever is doing this before more people get hit.
Another reason to pay attention to what's happening locally.
Alliance Dallas competition team is legit. they show up to every NAGA and IBJJF event in the region with a deep squad and consistently medalist. if you want to compete with a strong team behind you, this is the gym
Living in Houston gives you a different lens on this. Appreciate the thread.

It's both. It's a tourist trap AND it's good. Those things can coexist. The prices are high but the quality is real.
This is exactly why I love this platform. Real DFW conversations.
I use Waze and the school zone speed trap has been reported there every day this week. People are catching on but the enforcement should be permanent, not just a two-week campaign.
This is exactly why I love this platform. Real DFW conversations.

nah bro leg locks are cheese at white belt. you need to learn fundamentals first — guard passing, escapes, sweeps. a white belt who only hunts heel hooks is going to have huge holes in their game
It's not theater. Something like 60-70% of people who protest get a reduction. The appraisal district overshoots on purpose because they know most people won't protest. Don't be most people.
everything in this list is correct but the most important one is HYGIENE. i have kicked people off my mat for coming to class with dirty gis. its not about being mean — a dirty gi can literally give the whole class a skin infection. wash your gear
The fudge and the jerky are genuinely high quality. Everything else is overpriced gas station food with cute packaging. Fight me.
Interesting history. I always wondered why the city boundaries had those weird fingers stretching along certain roads. Now I know — they were grabbing commercial corridor frontage.
