bring a BACKUP GI. at my second IBJJF tournament my gi ripped in the second match. if i hadnt had a backup i would have been disqualified. $150 for a backup gi is cheap insurance

The line dancing group on Fridays is lowkey the most fun thing happening in Rowlett. My wife dragged me once and now I go every week. Average age is 65 and they have more energy than I do.

counterpoint: if BJJ is inferior for MMA why do most UFC fights that end in submission end with BJJ techniques? armbars, triangles, RNCs, guillotines — these are all BJJ. wrestling doesnt have finishes

The Sapphire Bay hype is real but the development has been delayed multiple times. I would not pay a premium based on promises. Wait until it is actually open and operating before betting your mortgage on it.

The identity question is the right one. I think Sapphire Bay pushes Rowlett toward "destination" in a way that changes the character. Whether that's good or bad depends on what you value. I moved here for the quiet lake suburb. I hope we don't lose that.

I drive to Rockwall for Woodcreek Brewing when I want a proper craft beer experience. It is only 15 minutes from Rowlett but it is annoying that nothing comparable exists in our own city.

Old pipes in the Princeton Park area — can confirm. We had a main break on our street last year. Water was shooting 10 feet in the air. City had it fixed in about 4 hours but it was dramatic.

QT on PGBT is clean, fast, and the gas is cheap. Plus their kitchen food is surprisingly not terrible. The breakfast taquitos at 6am before the DART are my guilty pleasure.

the JuCo path is a real option. do 2 years at a JuCo program, develop your skills, then transfer to a 4-year program. several successful college wrestlers have taken this route

Avoid the Meineke on Lakeview. They quoted me $600 for rear brakes on a Civic. I went to Garcia and it was $150. Same work, same quality. The chain shops count on you not knowing what things cost.

Bayside is the best value play right now if you believe in Sapphire Bay. We bought in 2022 for $365K and comparable homes are selling for $420K now. When Sapphire Bay opens, the appreciation potential is significant.

you will never feel ready. i waited an extra 6 months because i didnt feel ready and then my first match lasted 45 seconds and i won by armbar. you are more ready than you think. your coach knows better than you do

The volunteers who came from all over DFW to help clear debris saved this city. Thousands of people showed up with chainsaws, trucks, gloves, and water. People we had never met were pulling drywall out of our yard. That is DFW at its best.

i almost quit muay thai at month 2 because i couldnt throw a proper roundhouse kick no matter how many times the coach showed me. kept going out of stubbornness. month 5 my kick clicked and my coach said "there it is." stayed for 4 more years
